Role Overview:
Bluevale is looking for a Leasing Specialist who will be responsible for facilitating the leasing process of affordable residential rentals across the Eastern Ontario region. The successful candidate will work with prospective tenants, ensuring a smooth and efficient leasing experience. This role involves a combination of sales, customer service, and administrative tasks to effectively market, show, and lease properties.
Key Responsibilities:
Property Marketing and Promotion:
- Develop and implement marketing strategies to attract potential tenants.
- Create visually appealing property listings for online platforms and print materials.
Tenant Interaction:
- Respond promptly to tenant inquiries and provide accurate information about available properties.
- Schedule property tours and showings to prospective tenants.
- Address tenant questions and concerns throughout the leasing process.
Lease Negotiation:
- Present lease terms and rental pricing to potential tenants.
- Negotiate lease agreements, including rental rates, security deposits, and lease duration.
- Explain terms and conditions of the lease and ensure understanding from both parties.
Documentation and Administration:
- Prepare lease agreements, ensuring all legal and contractual requirements are met.
- Collect necessary documents, such as proof of income and references, to assess tenant eligibility.
- Maintain accurate and organized records of leasing activities.
Tenant Screening:
- Conduct background checks and credit screenings on prospective tenants.
- Evaluate tenant applications based on predetermined criteria.
Market Research:
- Stay informed about market trends, rental rates, and competitor offerings.
- Provide insights and recommendations to property owners for optimizing rental rates.
Qualifications and Skills:
- Bachelor's degree in Business, Real Estate, Marketing, or related field (preferred but not mandatory).
- Proven experience in real estate leasing, property management, or sales.
- Strong communication and interpersonal skills.
- Excellent negotiation abilities and the ability to handle objections diplomatically.
- Familiarity with leasing laws and regulations.
- Detail-oriented with strong organizational skills.
- Customer-centric approach and a genuine interest in helping clients find suitable properties.
- Ability to work independently and as part of a team.
This is a contract role (approx. 6 months) with the potential to be full-time.
