Role Description

Equium Group is seeking a Senior Residential Property Manager to oversee the daily operations, maintenance, and tenant relations across a portfolio of residential properties. This role requires strong leadership, attention to detail, and a commitment to delivering exceptional service to residents and property owners.



Key Responsibilities
Provide leadership and guidance to a team of property managers, offering mentorship and assisting with escalated tenant or property issues as required.
Manage day-to-day operations of residential properties, ensuring a high standard of maintenance, safety, and cleanliness.
Coordinate and supervise maintenance and repair work, including hiring and managing contractors.
Respond to tenant inquiries, service requests, and concerns promptly and professionally.
Oversee lease agreements, including renewals, negotiations, and move-in/move-out processes.
Approve vendor invoices and ensure work is completed to standard and within budget.
Conduct regular property inspections and identify areas for improvement.
Maintain strong relationships with property owners, providing regular updates and performance reports.
Ensure timely rent collection and manage arrears, including legal follow-up if necessary.
Handle security deposit reconciliations and move-out inspections.
Coordinate capital improvement and renovation projects.
Ensure compliance with local, provincial, and federal regulations, including the Residential Tenancies Act.
Provide support and coverage for other portfolios when needed.



Qualifications and Skills
Minimum 5+ years of progressive experience in residential property management.
RECA (Real Estate Council of Alberta) license required.
Post-secondary education in Property Management, Business Administration, or a related field.
Certified Property Manager (CPM), Real Property Administrator (RPA), or equivalent designation is an asset.
Strong knowledge of the Residential Tenancies Act and relevant housing legislation.
Proven experience managing vendor contracts, budgeting, and financial reporting.
Experience overseeing renovations, capital projects, and preventative maintenance programs.
Proficiency in property management software and Microsoft Office Suite.
Valid driver’s license and reliable transportation Exceptional leadership and team management skills.
Strong interpersonal and communication abilities for tenant and owner relations.
Highly organized, with the ability to manage multiple properties and priorities effectively.
Problem-solving mindset with keen attention to detail.
