Commercial Property Manager — Retail & Mixed-Use Portfolio (Edmonton)
Client: Leading National Real Estate Owner & Operator
Full-Time | On-Site | Edmonton
Salary: $85,000–$105,000 base salary plus 15% performance bonus
I’m currently recruiting on behalf of a highly reputable national real estate group with a strong footprint in commercial and retail assets across Canada. My client is known for high-quality urban centres, strong tenant relationships, and a collaborative, high-performance culture. They are looking for an experienced Commercial Property Manager to join their Edmonton team and oversee a key portfolio of shopping centres and mixed-use properties.

About the Portfolio
You’ll be responsible for approximately 5–7 commercial and retail properties, supported by a strong on-the-ground team including:
1 Property Administrator
2 Building Operators
A knowledgeable and hands-on General Manager based in Edmonton
Properties include established retail centres in prominent Edmonton corridors, including major community hubs and high-traffic shopping destinations.
The corporate office is located in a vibrant, highly walkable Edmonton district surrounded by shops, fitness studios, cafés, and amenities — with parking included in the DT aera.
What You’ll Be Doing
Operations & Tenant Management
Oversee day-to-day operations for 5–7 commercial/retail properties
Maintain strong relationships with tenants and proactively address operational issues
Collaborate closely with your PA, building operators, GM, leasing, legal, development, and the broader asset team
Financial Leadership
Lead annual budgeting, operating forecasts, and financial performance reviews
Manage CAPEX planning & execution
Monitor service contracts, vendor performance, and cost controls
Project Coordination
Support capital projects, renovations, and operational improvements
Coordinate with construction, facilities, and third-party contractors
Team & Stakeholder Collaboration

Potential on-call responsibilities may be required
RECA licence not required for this role
What My Client Is Looking For Experience as a Commercial Property Manager (retail experience strongly preferred) Strong budgeting, financial management, and CAPEX experience
Ability to manage a multi-site retail portfolio
Strong communication skills and a collaborative mindset
Confidence working with tenants, contractors, service providers, and internal teams
A proactive, organized, and solutions-focused approach
